Mortgage Do’s & Don’ts
Simple Guidelines That Help Keep Your Loan on Track
DO’s
Keep making all your regular monthly payments (auto, credit cards, student loans) on time.
Keep your income and employment steady, and let us know right away if anything changes.
Send all requested documents as soon as you can. Scan documents and/or send in PDF form.
Keep a paper trail for all deposits and transfers into your bank accounts.
Keep your funds accessible (down payment / closing funds) and avoid moving money around unnecessarily.
Do check with us before making big financial decisions (new car, new credit card, co-signing, etc.).
Stay reachable! Respond quickly to all document requests. Check your email at least 1 time per day throughout the loan process.
Do ask questions! That's what we are here for!
DON’Ts
Don’t open new credit (cards, store financing, furniture, appliances, etc.) while your loan is in progress.
Don’t make large purchases (especially on credit) without checking with us first.
Don’t change jobs during the loan process.
Don't change from salary (or hourly) to commission or self employed during the loan process.
Don’t co-sign for anyone even if they promise they’ll make the payments.
Don’t close credit cards or accounts unless we tell you to do so.
Don’t deposit cash without discussing it with us first.
Don’t ignore lender/underwriting requests. This will almost always delay closing.
Don’t assume “it’s fine" to do something. It's better to ask if you're unsure.
